Union City Lead Paint Removal covers lead paint on windows and doors in Union City: new frames or sliding doors, wood frames stripped and repainted, and sills, casings and interior doors cleaned up. Anything that rubs, slams or scrapes wears old paint into dust, which is why windows and doors go before the walls.

A window replacement in a pre-1978 home is EPA renovation work whatever its size. The jobs we plan are in Union City, with Fremont and Newark next door, in houses whose original frames may have been painted before 1978 or replaced since.

Replacing windows and sliding doors

Every window replacement in pre-1978 housing is covered by the EPA rule, however small, so an EPA-certified firm with a certified renovator carries it out, sealing the room and covering the ground outside. Whether Union City also wants a building permit is a question for the Building Division; we could not read the city’s guidance for this page.

Stripping and repainting wood frames

Painted wood frames can be stripped or repainted after the old paint is dealt with, using wet methods and containment instead of dry sanding. Frames that open and close are friction surfaces, so loose or chipped paint on the moving parts is where a test is most worth taking. Frames in metal can be painted too, and the same test applies.

Interior doors and casings

Interior doors rub on jambs and strike on stops, and casings take years of repainting. In a 1960s or 1970s house the paint on these parts can differ from room to room, because rooms were redone at different times. Testing the door and casing you plan to sand tells you if it is a lead job.

Sills and troughs

Window sills and the troughs below sashes collect paint chips and dust, and they are where small hands and toys end up. A lead job ends with HEPA vacuuming and wet cleaning, and renovation work ends with a cleaning verification that compares the wipe to a card; permanent abatement ends with a clearance inspection by an independent inspector.

Renovation rules or abatement rules

Two rule sets can apply to the same window. If the aim is to remodel or replace, the EPA renovation rule governs and the firm needs EPA certification; if the aim is to remove or permanently seal the lead paint on the frame, the work is abatement under Title 17, needs a CDPH-certified Supervisor or Worker, and requires Form 8551 at least five days ahead. A short-term interim control needs no certification but still needs containment.

What affects the cost

The number of openings matters most, then access: a ground-floor window is quicker than one above a stair. Frame material, whether the casing and sill come out with the sash, and the choice between replacing and restoring all move the scope. A sliding door counts as an opening with a large frame.

Outside walls and trim are a separate job, exterior lead paint removal. So is a remodel that reaches the windows, lead-safe renovation and remodeling, and so is paint worth keeping in place, lead paint encapsulation. The Union City Lead Paint Removal homepage gathers all five services.
